Dos and Don’ts of Working with Real Estate Agents: How to Find the Right One for You
Aug 16, 2022

When looking for a new home, the process can be daunting. There are many things to think about – finding the right neighborhood, getting pre-approved for a mortgage, touring different properties. One of the most important decisions you’ll make is who to work with when buying a home. Do you go with a real estate agent or do it yourself? Here are some tips on finding the right real estate agent for you and what to expect from the process.

What not to do?

The procedure for buying or selling a property is complex; you need to look for options among real estate agents and find who will provide you with the service you need. At Soheil Estates, we are sure to meet all the characteristics you need, but we leave you with these two mistakes that people make when working with real estate agents:

Don’t settle.

Even if you or your agent get tired of seeing properties that aren’t really what you’re looking for, don’t give up and agree to buy a home you don’t want. If you’re negotiating a purchase with a seller who refuses to fix things on the property that you think is important, don’t be forced to agree to the terms. Issues such as the settlement date, what furniture will remain, and who will fix broken areas, such as a leaky roof, should be resolved without pressure before the contract is signed.

Don’t pay more than your budget.

You may run into real estate agents trying to show you listings beyond your budget. You shouldn’t buy a home you can’t afford because you could suffer financially for years to come. In a worst-case scenario, you could lose the house through bankruptcy if you can’t pay the payments and upkeep. Be clear with your agent about what you can and cannot pay.

What you can do with the real estate agent.

The clearer you speak with real estate agents, the easier the process will be for you as a client and for the agent.

Be specific about what you want.

Please list the features you’re looking for in the home you want to buy to make it easier to outline your needs. In this way, the properties or potential buyers that meet your criteria will be filtered to avoid wasting your time or the agent. It would be best to have a clear plan for the size, style and location of the properties you want to see, should you be a buyer. Consider a price range and tell your agent what it is and whether you’re willing to trade on a home you fall in love with.

Keep Dating

Your agent may need to meet with you to go over the property specifications you have in mind. The agent may also want to show you some properties and compare them to your specifications. Do your best to keep the appointments you make to respect the time invested by the seller and the agent and your schedule. If you miss or postpone multiple appointments, the agent may view you as uninterested and unserious as a buyer.

Do perform due diligence.

Don’t expect the agent to have all the answers about a specific property. Find out through online research if the house or area has a bad track record. You can always ask about the neighborhood, schools, and local businesses, but be willing to do some personal research if necessary.

An agent can be a fantastic resource in helping you find the home of your dreams. But keep in mind that they will work more effectively when you provide detailed information about your requests and limits.

If you’re in the market for a new home, it’s essential to work with an experienced real estate agent who can help guide you through the process. But what should you look for when choosing an agent? And once you’ve chosen one, how can you make sure your experience is positive?
