After the Covid-19 pandemic, the real estate market has been exceptionally active for sellers. But in any market, timing is everything, particularly true when selling a home. The best month to sell a house.

If you want to sell your house quickly and with the best conditions, according to ATTOM’s analysis of home and condo sales, in the last 10 years, May has been the best month to close the transaction, registering a net sales premium of 13.4 %.

To determine the best and worst months of the year to sell, ATTOM Data Solutions compared the premium or discounts that sellers received on a given day to the median sales price of homes with a purchase closed. Through an automated valuation model (AVM) for those same properties at the time of sale. In this way, the classification was made to determine the best time to sell.

This exercise determined that April, May, June, and July are the months with the highest profits with transactions of 15 million dollars.

– The real estate market is seasonal. There is an uptick in activity during the spring and summer months in most markets as more buyers are looking to purchase homes.

– The current state of the economy can impact home sales. For example, during an economic downturn, there may be fewer buyers in the market who can get financing for a home.

– Your situation can also affect when you should sell your home. If you need to sell quickly, you may not be able to wait for the perfect market conditions.
